Checklist for home visit

Here is my initial checklist:

1. Does the paint contain lead?
2. Clean title?
3. All the renovation cost is paid off (no financial liability)
4. Termites, (history info?), other bugs?
5. Sewage, drain pipes?
6. Plumbing, (+water pressure)
7. Roof and house foundation
8. Does the garage has permission to build?
9. Neighborhood check: criminals, any registered sex/child offenders live nearby, etc
10. Cable/telephone/Internet
11. Heating and cooling system, water heater
12. Noise, complaints in the neighborhood
13. Negotiate that the seller pay for the first year of a home warranty
14. Leak (roof, Chimney, sink, bathroom)
15. Check the damages covered by the carpet
